Salamat sa mensaheng inyong ipinadala noong Dec 10, 2022 12:46:08 PM sa ilalim ng Executive Order No. 2, Series of 2016, patungkol sa Freedom of Information.
Batay sa impormasyong iyong ibinigay, isa kayong rehistradong/lisensyadong real estate broker at may-ari ng isang real estate company sa pangalang “Dreamhome Realty”. Ayon sa Section 3.a.9 ng Anti-Money Laundering Act, as amended (AMLA), itinuturing “Covered Person” ang mga real estate broker at real estate developer. Nakasaad sa 2018 Revised Implementing Rules and Regulations ng AMLA ang mga sumusunod na kahulugan ng mga terminong “real estate broker” at “real estate developer”:
A “real estate broker” refers to a duly registered and licensed natural person who, for a professional fee, commission or other valuable consideration, acts as an agent of a party in a real estate transaction to offer, advertise, solicit, list, promote, mediate, negotiate or effect the meeting of the minds on the sale, purchase, exchange, mortgage, lease or joint venture, or other similar transactions on real estate or any interest therein.
A “real estate developer” refers to any natural or juridical person engaged in the business of developing real estate development project for his/her or its own account and offering them for sale or lease.
Parehas man silang “Covered Person” sa ilalim ng AMLA, magkaiba ang real estate broker at ang real estate developer sa isa’t isa. Dahil dito, kinakailangang irehistro sa AMLC ang bawat isa sa kanila sa pamamagitan ng Online Registration System. Sa madaling salita, kinakailangang pareho ninyong irehistro sa AMLC ang pagiging isang real estate broker ninyo at ang Dreamhome Realty, na isang real estate developer.
Pagkakalooban kayo ng tinatawag na Provisional Certificate of Registration (PCOR) matapos ang matagumpay na pagrehistro at pagsumite ng mga scanned o PDF copy ng mga sumusunod na dokumento:
(a) Most recent Articles of Incorporation and General Information Sheet from the Securities and Exchange Commission (SEC), Certificate of Registration from the Department of Trade and Industry (DTI); or proof of registration with the Cooperative Development Authority (CDA); Real Estate Brokers’ Certificate of Registration or License from the Professional Regulation Commission (PRC);
(b) Notarized Deeds of Undertaking of the entity, signed by the proprietor/partners/president/directors; at
(c) Notarized Board Resolution or Certificate of Designation as Compliance Officer.
Mabisa lamang ang PCOR sa loob ng anim (6) na buwan mula sa petsa nito. Makakakuha lamang ng kasunod na Certificate of Registration (COR) pagkatapos isumite ang mga sumusunod na dokumento:
(a) Copy of business registration or permit from the city or municipality currently having jurisdiction over the place of establishment and operation of the office;
(b) Listofoperatingofficelocations;
(c) Proof of attendance of the proprietor in an AML seminar; at
(d) Most recent clearance from the National Bureau of Investigation (NBI), or its equivalent in a foreign jurisdiction, of all directors and principal officers.
Walang bayad ang pagrehistro sa AMLC at ang pagkaloob nito ng PCOR at COR.

kakatapos ko lang po ng AML bank module at kasalukuyan pong nag rerenew ng BPLO, BIR, PTR, PRC at DHSUD, kukuha din po ng NBI clearance. sole proprietor lang po ako. kanino ko po ipapadala mga requirements po ?

Pagkatapos ay I-click and “REGISTER”, isulat ang mga hinihinging impormasyon, mag-“EXIT” at i-click ang link para sa “client verification” at hintayin ang ibibigay na “reference no.” na maaaring gamitin para malaman ang estado ng inyong rehistrasyon. Ihanda lamang ang “scanned copies” o “Pdf file” ang mga dokumento bago magrehistro.
