This is an inquiry on my current transaction with details below: ROD: Registry of Deeds for Davao del Norte Book: Registered Land (496) EPEB No: 2025001416 EPEB Date: 01/24/2025 Status as of Feb 4, 2025: Hold for On Going Transaction I would like to know the details and basis for the decision that put my transaction on hold. I am concerned that there is an 'ON GOING TRANSACTION' concurrent with my transaction as I have no previous dealings with ROD regarding this land since year 2000 (24 years ago). I am not aware of any litigation nor executed any sale, donation or conveyance-related transaction on the land for 24 years. Furthermore, my transaction submitted last January 24 is part of a donation process I am undertaking in favor of the local government. As I was informed that budget for the road that goes through my property has been approved, I believe it would be proper to get an official statement from your office as to why my part of it is now on hold.
