You may request for a Lot Status Certification at the Land Registration Authority (LRA) One-Stop-Shop Window 11 or 12. This certification can help determine if there have been any prior applications for titling on the property, ensuring there are no existing claims or issues.
Kindly see the list of requirements below for the application of Lot Status Certification at LRA. Secure Certified True Copies (not scanned/photocopy) of the following;
- Narrative Technical Description / form V-37/ Lot Description (all clear copy)
- Lot Data Computation (clear copy) Note: If not available, secure a Certificate of Non-Availability and then Re-survey
- BluePrint copy of Cadastral Map with BL Cad Survey NO. and BL Case No. / Certification of Non-Availability
- Geographic Position and Plane Coordinates (GPPC) of Tie Point
- Approved Plan (if any) Note: If there is an approved plan in cadastral map and in technical description/ lot data computation secure a copy of the Approved Plan.
You may acquire all these documents from the DENR - Land Management Services, Regional Office. Once you have the required documents, you may visit the Land Registration Authority (LRA) and request for lot status certification at LRA One-Stop-Shop window 11 or 12.
Furthermore, the certification for lot status (LRA Certification) is one of the requirements for titling through DENR or Court.
